Empirian's MVP'S






Empirian At Steele Park will be kicking off the fall sports season with it's new "Empirian Mvp's" one resident will be chosen each week as a MVP. Each MVP will recieve a gift basket full of fun treats and entered into a grand prize raffle. Bonus entrees for the MVP drawing will be given to those who pay their rent before the 1st of month. The grand prize raffle will be held on December 15th 2009 and will include an all inclusive sports package. Everyone is entered so be ready the Empirian prize Patrol could be knocking at your door next!!

August Pet of the Month


Everyone meet Charm! We have never met a more aptly named little dog here in the leasing office.


Her mom tells us that "Charm is a 4 year old Yorkshire Terrier. In this picture, she is modeling her mohawk look. She is a high-energy, child-loving dog, who will play catch for hours on end. Feel free to say 'hi' if you see her cruising around the property".

Let's make the pool a cool place for everyone

Please be sure that you and your guests are mindful of the pool rules while enjoying our pools this summer. Below are a few examples of things to be aware of:
  • Alcohol is permitted, however, no glass containers.
  • Music and noise should be kept at a minimum at all times.
  • Guests must be accompanied by a resident at all times.
  • Anyone under the age of 14 must be accompanied by an adult resident of the community.

During this very warm time of year our maintenance staff receives numerous calls regarding air conditioning units. While, we make every effort to respond to each service request within 48 business hours from the time it was reported, emergency service requests must always be tended to before routine requests.

Tis the season!

For changing your air filter that is. During the hottest months of our desert summer it is essential to change your filters on a monthly basis. This will ensure that your air conditioning unit remains fully functional. It will also ensure that your air conditioning unit is using the least amount of electricity it needs to function.

Please contact the leasing office to schedule your air filter to be changed. Please let the leasing staff know if they have permission to enter your apartment if you aren't going to be home.

Make $200 in summer cash!!

Don't forget that all Empirian At Steele Park residents are eligible to earn a $200 referral bonus for each person that is referred to and moves into our beautiful community! Don't worry, even if they move into our sister community Empirian On Central you are still eligible for a $100 bonus.

Empirian Stimulus Package Now Available!!!


During these tough economical times, we understand your efforts to cut back on expenses in any way possible. Empirian Property Management is excited to announce that we have developed an program to assist you with this. The Empirian Stimulus Program (ESP)* is a new option we have available for you beginning with the month of June. The ESP is designed to save you over 20% off the requirement for liability insurance and create added rent protection.
Here's how it works:
Opt-Out of Empirian's mandatory requirement for property damage liability insurance. For only $9.75 per month, you are no longer required to purchase current personal liability insurance in accordance with your lease agreement. You will not be responsible for the cost, up to $50,000 per accidental occurrence, that would have been coverted under the renter's liability insurance program. This is over a 20% savings to you! Plus, the cost is incurred as a minimal monthly charge included with your rent, rather than a large yearly or quarterly amount due all at once to an insurance company.
Rent Protection due to involuntary loss of job. For an additional $2.25 per month, if you are involuntarily terminated form employment, Empirian Property Management will pay $750 of your monthly rent for up to 2 months! We hope this will assist you with your expenses while you have a chance to look for a new job.**
So for a total of only $12 added on to your monthly rental amount, the Empirian Stimulus Program can save you over 20% on mandatory liability insurance AND help you pay your rent in your biggest time of need.

**The Opt-Out and the Rent Protection can also be purchased seperateley. The insurance Opt-Out will be available by itself for $9.75 per month and the Rent Protection is $9.99 per month when purchased seperateley.

April Pet of the Month

This is our newest pet on property, Johnny! He is a Beagle Chihuahua mix! He is so excited to be moving into Empirian TODAY! Johnny can't wait to meet other pet's and make some friends! He loves treats (as you can see in this action photo above) and he has a very busy sniffer, because he like to smell everything! If you see him around property say hello. He is a very friendly boy! Welcom home Johnny!

Toto! Our March Pet of the Month!

This cute little guy's name is TOTO! I don't think we're in Kansas anymore! In fact, this little guy just moved here from across the country! He is very friendly and if he bark's at you, it probably means that he likes you. Barking is one of Toto's favorite things to do. He loves treats and loves to play with his Shih Tzu friend, Patrick. Back on the east coast he didn't have stairs, so he didn't know what to do when he first encountered the stairs at Empirian. But now, he has conquered the stairs and walks up and down them with ease! Great job Toto! We're happy to have you in our EASP family!

Tomorrow is the night! We will be meeting at Kobalt around 7:30 PM for an awesome night on the town. They are really rolling out the welcome mat for us by offering happy hour prices all night long, shot specials and a chance to win the cash pot for their weekly trivia contest. Based on the number of you that have RSVP'd for the event thus far the pot is expected to be at least $150.00!!!

To recieve the resident benefits the night of the function you must show your light rail pass. YOU WILL NOT GET A DISCOUNT STICKER WITOUT ONE!

New Rent Collection Policy

· All rents are due and payable, in full, on or before the first of the month. A mail slot is provided in the west hallway of the Welcome Center for the resident’s convenience when paying rent on holidays or before and after normal business hours.

· It is Company Policy not to accept any cash payments or any partial payments.

· Rent payment guidelines are as follows:

-If the resident has not paid by the time the office opens on the second (2nd), they are
considered delinquent and will be charged a late fee according to the lease agreement.

-On the forth (4th) day of the month, residents who have not paid rent will be served a written five-day notice for non-payment and charged a $25 processing fee.

-Rent received on the fifth (5th) day of the month or later must be in the form of a money order or cashier’s check.

-The eviction process will commence the day after the expiration of the five-day notice; all paperwork will be turned over to the attorney and filed in court. Legal fees will be assessed at this time.

· All rent monies, late fees and legal fees must be paid in full on or before the date listed on the court summons, to stop an eviction. Only cashier’s checks or money orders will be accepted.

· After a judgment has been received for non-payment, rent will not be accepted with out full payment of the following month.

· If the resident gives Owner two checks that are returned for non-payment in a twelve month period, all future rent must be payable by certified funds. NSF’s are subject to an additional fee as stipulated in the lease agreement along with the appropriate late fees.

· It is Company Policy not to accept third party or payroll checks.

Maizie's Here We Come!!

We have been planning this special event since the beginning of December. Now we are ready to tell you all about it and get you excited to join in!!! On January 29th, 2009 we will meet in the leasing office at Empirian On Central, board the Metro light rail and head to Maizie’s for drinks, appetizers…and a DARN GOOD TIME! Here’s the deal…we only have 30 spaces available, so you must RSVP by January 23rd, 2009. If we have more residents interested than we have spots available, we will give away the spots by lottery system.



We will board the light rail at 4:30PM on the 29th, once we reach Maizie’s CafĂ© we will be served wine (Cabernet, Merlot and Chardonnay will be available), domestic beer, and plenty of appetizers through 6:30PM. At the end of the evening we will board the light rail and return home. This is going to be a fantastic opportunity to kick off the New Year in a big way! Those lucky enough to attend will receive more detailed information one week prior to the event.
